Planning Board sends number of plats on to county commission

Most of the subdivision plats recommended for approval Tuesday night by the Wayne County Planning Board would have stopped with that board had county commissioners been unanimous last week in their approval of changes to the subdivision ordinance.

Some of the other minor plats on the Planning Board's agenda would have stopped at the desk of Planning Director Connie Price.

But at least for now, final approval of those plats will still have to come from commissioners despite a 6-1 vote at their May 7 session to make the changes. Commissioner John Bell was the lone dissenting vote.

A second vote is required before the changes can go into effect since the first decision was not unanimous. Commissioners could take that vote when they meet on Tuesday.

The plats are:

* Jennifer Edwards Breeze final, owner/developer Lenwood Edwards, one lot on Perkins Road in Buck Swamp Township

* Alan J. Heath final, owner/developer Ann Pearce, one lot on Stevens Mill Road in Grantham Township

* Medardo E. Arguijo final, owner/developer Medardo Arguijo, two lots on U.S. 117 Alternate South

* Meta C. Martin and Brenda Hix, final, owners/developers Meta C. Martin and Brenda Hix, one lot on Stevens Mill Road in Grantham Township.

The board also approved:

* Dobbs County Estates section nine and revision of section eight final, owners/developers Grace Jones and Emmitt Hare, eight lots on Dobbs County Courthouse Road in New Hope Township

* Lafayette Park section three final, owner/developer Robert L. Webber, 12 lots on U.S. 117 South in Brogden Township.

* Becton Commercial Park, revision of lot three, section one final, owner/ developer Jesse Sasser family trust, one lot on U.S. 70 West in Fork Township.

In other business last night, the Planning Board recommended that commissioners not approve a rezoning request by U.S. Cellular.

The company had requested the rezoning of a parcel of land on Dollard Town Road in order to build a cell tower.

Members were concerned that the site was too close to Seymour Johnson Air Force Base. Commissioners may accept the board's recommendation or schedule a public hearing on it.

The Planning Board also discussed a project sketch design by Daniels and Daniels Development for a possible project on N.C. 111.

Zoning in that area would allow only 36 lots in the development, but the company wants 40. Company officials had asked for the discussion to see whether or not the Planning Board would consider a variance to allow 40 lots.

There was no action to be taken, but board members indicated they would not consider such a request.

The company can still develop a preliminary plat and bring it before the Planning Board for consideration, Price said.
