Council to look at site queries

A little more than a month after the Goldsboro City Council approved the site plan for a Sheetz on Spence Avenue across from Walmart, council members will hold a public hearing concerning a second location of the popular convenience store/restaurant in the city.

An initiation of zoning hearing for a proposed Sheetz will be held Dec. 17 concerning a possible location at the intersection of U.S. 70 and N.C. 581 -- diagonally across the highway from the city's other Walmart location.

The rezoning seeks to classify the property on the southeast corner of the intersection as shopping center conditional district and to qualify for watershed protection.

The item was briefly discussed during the Nov. 26 meeting of the Planning Commission as the board looked forward to future agenda items.

Other public hearing items that night include a rezoning request for the Woodhaven Enterprises property on the southeast corner of Wayne Memorial Drive and Gracie Place to be rezoned from residential to neighborhood business.

The public will also be asked to discuss a conditional use permit request from Phoenix T to open an Internet cafe on the east side of U.S. 117 South between Arrington Bridge Road and South George Street.

During the Nov. 26 meeting, the Planning Commission recommended approving the zoning request for Trinity Day Care on the west side of Lee Street between Ash and East streets, which will allow for a day care to open. The rezoning would be from residential to office and institutional and was an instance where, because it had operated previously as a daycare, it could be rezoned as a non-conforming use.

The commission also recommended rezoning Dolan Baker's property on the south side of U.S. 70 between I-795 and U.S. 117 to general business conditional district. The rezoning would allow for the expansion of Baker Pipe and Parts south, although the applicant would need to submit a site plan for approval as well.

A request to rezone property to a conditional use district requires a site plan, but the Planning Commission suggested allowing a waiver of that requirement.

The Planning Commission's recommendations will be considered at the Goldsboro City Council's Dec. 3 meeting.
