Planning Board approves plan for new subdivision

The Wayne County Planning Board on Tuesday night approved a preliminary plat for a proposed 201-lot subdivision for the northwestern part of the county.
The subdivision would be the largest such project since the 150-lot Goose Creek subdivision was begun near Northwest Elementary School in 2005, said Wayne County Planner Connie Price.
The Gander Lake subdivision that is being developed by Clayton-based Goose Lake Development would be built in up to seven phases on Pikeville-Princeton Road and would be located on the Wayne-Johnston county line.
The homes would have a Princeton address.
The preliminary plat is expected to be on Wayne County commissioners' agenda when they meet on Tuesday. Commissioners must also approve the preliminary plat before the developer can move forward with the project.
If that approval is granted the developer may proceed with work on the site such as cutting new roads. The proposed subdivision would have 10 new streets, Price said.
However, lots cannot be sold during the preliminary phase.
During the board's discussion some questions were raised about the location of fire hydrants even though the submitted plans meet the county's standards.
It is possible that the county fire marshal's office as well as fire department officials might have suggestions to offer concerning the hydrants, Price said.
The final plat also must be reviewed by the Planning Board before being sent on to commissioners for action.
Price said the final plat would not be submitted until the company is ready to sell lots and develop a section.
The lots will range in size from 15,000 square feet, the minimum allowed under the county's subdivision ordinance, to 20,000 square feet.
The area has access to water through the Northwestern Wayne Water District. There is no sewer so the homes will require septic systems, Price said.
In other business Tuesday, the Planning Board tabled consideration of the final plat for a one-lot subdivision on U.S. 13 North in Saulston Township.
The owners/developers are the James W. Lancaster heirs and Kimberly D. Williams.
